Virginia  Uniform Statewide Building  Code

Effective July 14, 2015.......

 

 

 

 

It's coming! The new 2012 Codes were adopted July 14, 2014.

The 2009 Codes have a 1-year grace period, ending July 13, 2015.

The adoption of the new Codes will have far reaching affects on property maintenance and development alike.

The new Codes will have significant changes. Some reversals, but by adoption the International Energy Conservation Code (IECC) spells big changes for commerical and residential customers alike.

The IECC mandates lower btu usage for all building typologies. Higher energy envelope ratings means more insulation. Higher lighting efficiencies means dimmer spaces and  more creative uses of task lighting, or hiring consultants that understands the new lighting requirements and newer fixtures that move toward helping comply with the prescripts. 

The 75 gallon Water Heater has been marked for extinction.

On the accendancy is the Tankless Water Heater; but, these devices require a different set of accessories and parameters for installation. 

 

The Building Code itself will undergo changes. Some new, some revisions, some throw backs to earlier editions.

We recommend that if you're contemplating a new construction or renovation project that you begin now to avoid the new Code compliance costs.


Plan Review activity in the surrounding jurisdictions is up dramatically due to spring activity and the foreseen Code implementation (Fairfax County is submissions currently wait 4 weeks just to get Reviewer Assignments).

Don't wait too long.  Plans submitted prior to July 13, 2015 can still be designed under the 2009 IBC Codes.
